Once you write your purchase agreement with a Ballard Fine Homes sales representative we can proceed to complete your drawings and then apply for a building permit. This usually takes approx. 4-6 weeks to get. After that, the average build time is approx. 135 days from issued permit date.
Ballard Fine Homes is a custom home builder, and is set up for you to work with one of our New Home Sales representatives and our architectural designer to custom design your new home to exactly what works best for you. If you can dream it, we can build it.
Yes, all of our newly built Ballard Fine Homes come standard with a full landscaping package. That includes underground irrigation, fencing, sod, beds. We design each landscape package to suit each lot layout.
At Ballard Fine Homes we have specially trained New Home Sales Representatives on staff ready to help you with all of your new home design needs, color selections, and documentation. We always welcome you with or without a real estate agent. The choice is yours.
Yes, we are more than happy to build you a new home on a lot that is not of our own inventory. If you own an acreage or a single lot we would be more than happy to discuss the many options available to you with us.
Yes, we are set up to accommodate full renovation projects as well as new home builds. We do renovations of all sorts and sizes.
Yes, that is referred to as an infill project, which can be quit daunting if you don’t know what you are doing. That is something we specialize in.
The new home warranty on our homes is the (1-2-5-10) year warranty which is standard in the building industry. The first year is bumper to bumper so to speak through Ballard Fine Homes directly. After that, the new home warranty program will take over and handle all distribution systems for 2 years, the building envelope or exterior for 5 years, and a total of 10 years for all structural related items. This is the highest level of new home warranty ever offered for new homes.

Yes, our new home liaisons will work with you to select your exterior colors and style based on developer architectural controls requirements in the area when building new. When a home has already been started this will have been pre-selected as it is one of the first things we need to submit when starting a new project.
A spec home is a new home built on speculation. A builder will select a lot and a home for that lot and start construction. Many people want a new home built but do not have time to go through the building process. In this case we will make the selections for interior and exterior colors. In some cases the interior selections may be able to be changed.
Yes, we like to have spec homes on hand at all times, however, depending on the market conditions they can sell very quickly.

Although our head office is based in Parksville, and we primarily build in the oceanside area, we also build on private acreages and client lots all over Vancouver Island.
Absolutely, we have New Home sale representatives on staff to help you with those specialty items as needed. Whether it be an elevator, extra blocking for grab bars, custom tub / showers, wider doorways, or custom cabinetry and appliances we have staff who are trained to help with all of your needs.
Yes, in fact we will build homes typically to suit and take advantage of the topography and views of all lots as every lot or location offers something different and special.
